For most of the past decade, PBSA operators in the UK haven't had to think too hard about retention. Occupancy has been structurally high — Unite Students reported 97.5% in Q3 2024 — and demand has consistently outpaced supply. In that environment, filling beds has been the priority. Keeping the ones you already have has felt like a secondary concern.

That's starting to shift. £4.3bn was invested in UK PBSA in 2025, a 10% year-on-year increase (Knight Frank). New beds are coming. In some cities, supply is already beginning to catch up with demand. Students who don't engage with the building's amenities and services in the first 90 days of their tenancy rarely start engaging after that. Habits don't form. The building becomes a place to sleep and study, not a place that adds genuine value to their daily life. And when renewal season comes around, the case for staying is weaker than it should be.

The inverse is also true. Students who use their building's services regularly — parcel lockers, amenity spaces, the booking platform, whatever is available — tend to feel more connected to the building. The experience of the place is woven into their routine. That connection is what renewal decisions are actually made on, not the spec sheet or the rent comparison.

This isn't a hypothesis. Average student satisfaction with PBSA across the UK sits at 4.37 out of 5 (StudentCrowd, 2025) — broadly positive, but with meaningful variation between buildings. The ones at the top of that distribution share an operational characteristic: residents actually use what's available to them.

The problem is that most PBSA operators don't have clean visibility into amenity engagement at the individual resident level. They know overall occupancy. They may know which spaces are booked most often. But they don't have a clear picture of which residents are engaged and which are not, in a form that allows them to act on it before renewal season rather than after.
